Do you charge markup on maintenance or materials?
No. Maintenance and materials pass through at the vendor's actual cost. We charge a flat management fee only — no hidden margin on work orders.
What happens if a unit sits vacant?
We don't collect a management fee on vacant units — we're paid on collected rent. Our incentive is to lease it fast and keep it full.
Is there a minimum portfolio size?
Managed has no minimum. Asset Managed is built for portfolios from roughly 50 doors up. We'll tell you honestly during intake if we're not the right fit.
Are there onboarding or setup fees?
None. Migration, vendor setup, resident notices, and portal access are all included in the first month at no extra charge.
